Responsible for managing tenant acquisition, retention, and overall relationship management to ensure high occupancy and tenant satisfaction across retail and office spaces. The role includes marketing available spaces, negotiating lease terms, and facilitating contract execution while aligning with the company’s revenue and occupancy targets. It also involves coordinating tenant fit-out, addressing concerns, and ensuring compliance with lease agreements and mall or office policies. Additionally, the position collaborates with operations, marketing, and facility management teams to enhance tenant performance, support business growth, and maintain a vibrant, well-balanced tenant mix suited for both mall and BPO environments.
KEY RESPONSIBILITIES:
- Determine tenant mix based on merchant.
- Desing lease rates for management approval.
- Identify and secure new tenants to achieve occupancy and revenue targets for both mall and office/BPO spaces
- Market and promote available spaces through various channels and client networks
- Negotiate lease terms, rental rates, and contract conditions in alignment with company objectives
- Manage tenant onboarding, including documentation, contract execution, and fit-out coordination
- Maintain strong relationships with existing tenants to ensure retention and satisfaction
- Address tenant concerns, resolve issues promptly, and enforce lease compliance
- Monitor tenant performance and recommend strategies to optimize tenant mix and revenue
- Coordinate with property management, operations, and marketing teams for events, promotions, and operational support
- Conduct regular site inspections to ensure tenants adhere to mall/office standards and policies
- Prepare leasing reports, occupancy updates, and market analysis to support management decisions
- Briefs tenant on the mall guidelines
- Collect tenant construction or renovation plans for endorsement to technical.
QUALIFICATIONS:
- Bachelor’s degree in Business Administration, Marketing, Real Estate Management, or a related field
- With at least 2–4 years of experience in leasing, tenant relations, or property management—preferably in commercial malls or office/BPO environments.
- Strong negotiation, communication, and customer relationship skills are essential.
- Ability to manage multiple tenants and contracts effectively.
- Proficiency in financial analysis (e.g., rent structures, pricing, and ROI), as well as familiarity with lease agreements, local property regulations, and market trends.
- Highly organized, detail-oriented, and capable of working collaboratively with cross-functional teams, while maintaining a proactive approach to tenant retention and business development.
